In our single agency practice, we serve only one side of a real estate transaction at a time.  When we have a listing, we represent only the seller.  When we have a Buyer client, we represent only the buyer.  We never do both, which is also known as being a Dual Agent, or Disclosed Limited Agent. 

Why does it matter?  In a Dual agency arrangement, the Realtor no longer represents client interests, or negotiates on their client’s behalf.  The dual agency Realtor steps away from their client relationship, and only facilitates a transaction between customers.  What type of agent do you want?  Would you rather be a client or a customer?
